Most sealcoating content will tell you that sealcoating protects your driveway, extends its life, and makes it look brand new. All of that is true. But there are a few things it does not do that are just as important to understand.
What sealcoating actually does:
Asphalt is a porous material. Left untreated, it absorbs water, reacts to UV exposure, and gradually breaks down at the surface level. What you see as cracking, fading, and crumbling is oxidation happening over time.
Sealcoating slows that process by putting a protective layer between the asphalt and everything attacking it from the outside:
● Blocks UV rays that dry out and oxidize the surface
● Prevents water from seeping in and causing freeze-thaw damage
● Resists oil and fuel spills that degrade asphalt binders
● Restores a dark, clean appearance
Done on schedule every two to three years, professional sealcoating can more than double the lifespan of an asphalt driveway. That is not a sales pitch. It is what the material science shows.
What sealcoating does not do:
This is the part most asphalt sealcoating companies leave out.
Sealcoating will not fix structural cracks. It will not fill potholes. It will not level a sunken surface or reverse damage that has already gone deep. If your asphalt has significant damage that needs to be addressed with crackfilling or patchwork before any sealant goes down. Sealing over damage just seals the problem in.
Why product quality matters more than price:
